Our House StaysHoliday let management

Holiday let management on the Suffolk coast.

Southwold, Aldeburgh, Orford and Walberswick suit guests who’d like it quiet and well run. We charge one flat monthly fee for the running of it.

A quality-minded guest

The Suffolk coast draws couples, birdwatchers, walkers and people who come for the food and the music at Snape Maltings. They tend to notice details: clean linen, a well-stocked kitchen, a tidy garden. Changeovers matter more here than in a budget market.

Midweek and winter

Weekends fill. Midweek and winter are harder. A flat fee means you can say yes to a three-night midweek booking without paying more for the privilege. We organise the changeovers and coordinate cleaning and linen so quick turns still come out right.

Tax: what changed

HMRC says the furnished holiday lettings tax regime was abolished from 6 April 2025. Speak to an accountant about what that means for you. We aren’t tax advisers.

What it costs

Up to 8 stays a month are included, then £20 for each extra stay. Cleaning, linen and repairs are billed separately, at cost, with no mark-up. Three-month initial term, then 30 days’ notice. We’re not VAT-registered. Fees explained in full.

What happens next

Tell us about your home using the form below. We’ll reply personally, tell you honestly whether a flat fee suits you, and if it does, get you set up. The £395 onboarding fee is covered by a credit if you start this month.

No pushy follow-up. If it’s not for you, that’s fine.
