Holiday let management in Norfolk. Flat fee, not a percentage.
You have a holiday let in Norfolk and you want it looked after properly. You also don’t want a manager taking a cut of every booking. We charge one flat monthly fee instead.
Why a flat fee
Most managers still take a cut of every booking. That cut grows with every pound your home earns, though the work doesn’t grow with it.
With us you pay a set amount each month. You can see the cost before you sign, and it doesn’t move when the bookings do.
What we do for you
We handle guest messages from first enquiry to check-out. We organise your changeovers, with trusted cleaning and linen, so the home is guest ready. We coordinate repairs and keep on top of ongoing maintenance.
If you live away from Norfolk, that means one person to call instead of five.
You get Steve and Christie. You know who is looking after your home.
What it costs
- 1 bedroom: £250 / month
- 2 bedrooms: £300 / month
- 3 bedrooms: £350 / month
- 4+ bedrooms (from): £400 / month
Up to 8 stays a month are included, then £20 for each extra stay. Three-month initial term, then 30 days’ notice. We are not VAT-registered, so these fees are shown without VAT.
What you pay on top
Cleaning, linen and repairs or trades are billed separately, at cost. No mark-up from us. Those costs exist whoever manages your home.
Check the numbers yourself
Say your home brings in £2,000 a month in bookings. At 20%, a manager takes £400. Our fee for a 2-bedroom is £300. That’s an illustration, not a guarantee. If a percentage fee would cost you less, we’ll say so.
Use the savings calculator on the home page to try your own figures.
What happens next
Tell us about your home using the form below. We’ll reply personally, tell you honestly whether a flat fee suits you, and if it does, get you set up. The £395 onboarding fee is covered by a credit if you start this month.
No pushy follow-up. If it’s not for you, that’s fine.
