Dorset holiday let management, flat fee.
Dorset has the Jurassic Coast on its doorstep and guests who plan around it. You can plan your costs around a flat monthly fee.
What Dorset guests want
The Jurassic Coast is a World Heritage Site, and it brings walkers, fossil hunters and families to places like Lyme Regis, Swanage and the Purbecks. Summer weeks go first. Spring and autumn are more likely to be short breaks.
That mix of long summer weeks and short breaks means a lot of changeovers. We organise them, and coordinate the cleaning and linen so each stay starts clean.
Business rates or council tax?
This catches owners out. GOV.UK says a holiday let in England is valued for business rates only if it was available to let for at least 140 nights and actually let for at least 70 nights in the last 12 months. If not, it stays on council tax, and some councils add a second-home premium. Check yours.
If you’re new to letting
Maybe the home was family-only until now. We’ll tell you plainly whether a flat fee suits the number of bookings you’re likely to get.
What it costs
- 1 bedroom: £250 / month
- 2 bedrooms: £300 / month
- 3 bedrooms: £350 / month
- 4+ bedrooms (from): £400 / month
Up to 8 stays a month are included, then £20 for each extra stay. Cleaning, linen and repairs are billed separately, at cost, with no mark-up. Three-month initial term, then 30 days’ notice. We’re not VAT-registered. Fees explained in full.
What happens next
Tell us about your home using the form below. We’ll reply personally, tell you honestly whether a flat fee suits you, and if it does, get you set up. The £395 onboarding fee is covered by a credit if you start this month.
No pushy follow-up. If it’s not for you, that’s fine.
