Holiday let management on Anglesey. Flat fee.
Anglesey has beaches, a coastal path, castles and a working ferry port. Wales has its own rules for holiday lets, and you should know them before you take bookings.
What brings guests to Ynys Môn
Families come for the beaches at Trearddur Bay and Newborough, watersports at Rhosneigr, and walks on the coastal path. Beaumaris and South Stack add days out. Wind and weather can change plans, so quick, clear guest messages help.
Welsh rules, in short
GOV.WALES says anyone taking bookings of 31 nights or less must register with the Welsh Revenue Authority by 31 March 2027. Separately, a Welsh self-catering let is rated as a business only if it was available 252 nights and let 182 nights in 12 months, higher than England.
For planning, ask Isle of Anglesey County Council. We aren’t planning, tax or legal advisers.
What we do
We handle guest messages, organise changeovers with cleaning and linen, and coordinate repairs. If you live a long way from the island, that means one person to call instead of five. A welcome note in Welsh alongside English is a nice touch, and it’s up to you.
What it costs
- 1 bedroom: £250 / month
- 2 bedrooms: £300 / month
- 3 bedrooms: £350 / month
- 4+ bedrooms (from): £400 / month
Up to 8 stays a month are included, then £20 for each extra stay. Cleaning, linen and repairs are billed separately, at cost, with no mark-up. Three-month initial term, then 30 days’ notice. We’re not VAT-registered. Fees explained in full.
What happens next
Tell us about your home using the form below. We’ll reply personally, tell you honestly whether a flat fee suits you, and if it does, get you set up. The £395 onboarding fee is covered by a credit if you start this month.
No pushy follow-up. If it’s not for you, that’s fine.
